For decades retail luxury in Venice meant one address: the Mercerie, between Rialto and San Marco. That is changing.
Strada Nova, the wide axis crossing Cannaregio from the station to Rialto, is attracting brands that until recently would not have considered it. Three international openings are confirmed for the next six months, two in the fashion segment and one in high-end design.
The reason is footfall. Strada Nova carries the daily flow of residents, students and commuters, not only tourist traffic. For a brand this means a stable customer base twelve months a year, rather than concentrated peaks.
Rents remain 40% below the Mercerie, but the gap is narrowing. Whoever signs a lease today is fixing a price that will not return.
For owners of commercial units in Cannaregio, this is the moment to reassess. For brands, the moment to move before the window closes.
